SMPHI Prime Holdings, Inc. (SMPHI) Property Group is pleased to announce the launching of our new and enhanced SM Tenant Portal on January 16, 2020 (Thu).
The enhanced SM Tenant Portal will have a new and innovative user interface design which will allow you to easily use and navigate the system. The said portal will still have the same features and functionalities of providing a convenient way to:
• access your electronic copy of monthly Statement of Account (e-SOA) and Official Receipts (OR), and
• view your previous billings for the last twenty-four (24) months.
The new SM Tenant Portal can still be accessed thru https://smtenants.com. Kindly use your existing user credentials when logging in to the system.
If you have not yet accessed the SM Tenant Portal, user credentials will be sent to the email address maintained in our database prior to roll-out of the new Portal. If no email has been received, please coordinate with the corresponding Mall Admin for updating of your user account data. This is to ensure that you will receive email notifications for the following:
• Tenant Portal User Information – which will reflect your User ID and initial password.
• Instructions on how to activate your online account and how to access your e-SOA and OR.
• Availability of new e-SOA and OR.
Notes:
➢ Please provide two (2) email addresses. The primary email address will receive all the system-generated email notifications. If the primary address is not active / valid, notifications will be sent to the secondary email address.
➢ Notifications will be received once account has been activated.

If you are using BDO Online Payment Facility, you are required to enroll your new Subscriber Number in BDO Online Bills Payment System upon receipt of October 2018 billing prior to payment. The 21-digit barcode number shall be used as the new Subscriber Number. Kindly coordinate with your BDO Branch of Account.
All previously issued SOA is no longer valid for online and over-the-counter transaction on the effective date onwards. For September 2018 billing to be paid beyond October 23, 2018, you should coordinate first with your respective SM Branch Accounting for the re-generation of SOA with new barcode number.

Subject : Manila Electric Co. (“Meralco”) Refund
The Energy Regulatory Commission, through a resolution, ordered Meralco to refund to its customers, over a period of three (3) months (with each month corresponding to each year of refund), the amount of its over recoveries/charges from January 2014 to December 2016. In light thereof, SM Prime Holdings Inc. and its subsidiaries, and SM Keppel Land Inc. serviced by Meralco shall pay its tenants the refund to which they are entitled upon the completion of the three (3)-month period and as soon as it receives the entire amount thereof from Meralco. Please note, though, that the refund shall only pertain to the over recoveries/charges attributable to the normal meters.
Please provide us with a Summary of Electrical Charges so that we could validate your consumption and determine the amount of the Meralco refund to which you are entitled. The Summary of Electrical Charges, certified by the Lease Contract signatory, must have a covering letter specifying your contact person and number for any follow-up questions, and notification. Moreover, this Summary of Electrical Charges should be forwarded to SCMC Accounting Manager Ms. Nelda Boghong, at 10th Floor of MAAX Building, with a soft copy emailed to [email protected].
For purposes of check releasing, which shall be done per lessor, you shall be required to provide a BIR-registered Official Receipt. SM Prime Holdings, Inc. and its subsidiaries and SM Keppel Land Inc. reserve the right to validate and determine the correct amount of your consumption in the event of discrepancy between the Summary of Electrical Charges you submitted vis-à-vis your consumption in our files.

The SM Supermalls Management is pleased to announce the launch of Paperless Official Receipting, a new module in the SM Supermalls Tenant Portal effective February 2017.
The paperless Official Receipt (OR) will replace the hard copy of your OR. The paperless OR will be issued to you through our secured web based system, the Tenant Portal. Thus, instead of waiting for a printed copy of your OR after every payment, you will receive an email message notifying you that your official receipt is ready for viewing or downloading online – anytime, anywhere.
Here’s how the Paperless Official Receipting works:
• Whenever a new OR is available, we will send you a notification of its availability through your registered email address. Generally, the OR is made available within six (6) days from your payment date.
• After receiving the notification, you simply log in to your account through the Tenant Portal to view or download your OR.
To begin using the new module in the Portal, we will be sending you a quick guide on how to access your OR.
Please be informed that all ORs will be available solely through the Tenant Portal starting from the launch of Paperless Official Receipting, February 2017.
We anticipate that with the Tenant Portal, you will be able to get your official receipt faster and easier.

We are pleased to announce the implementation of the Portal (hereafter referred to as the “2307 Portal”) starting September 16, 2015. The 2307 portal is an online facility which will enable our Customers to generate the Form 2307 (Certificate of Creditable Tax Withheld at Source – CEWT) in the prescribed format.
The Portal can be accessed by visiting this site: 2307.sm.com. It is recommended to use Mozilla Firefox or Google Chrome browser for faster access to the site.
The following are its salient features:
• Payor details such as Name, Registered Address and Zip Code will automatically populate the form upon log in to the portal using the Taxpayer’s Tax Identification Number.
• Payee details (companies within the SM Prime Group) will be automatically displayed upon selection of Payee name from the drop down menu.
• Tax withheld will be automatically computed upon encoding of Details of Monthly Payment.
• A barcoded CEWT will be generated after a successful session.
We enjoin all our Customers to use the Portal starting with the unsubmitted 2015 CEWT.
Guidelines and User’s Manual will be available upon log in to the 2307 portal.

SUBJECT : Compliance with Intellectual Property Laws
We would like to remind you of your strict and mandatory compliance with the provisions of Republic Act No. 8293, as amended, otherwise known as the Intellectual Property Code of the Philippines (the “IP Code”), and all other existing laws, rules, and regulations on intellectual property and its infringement.
As you are aware, SM Supermalls does not condone nor permit the infringement and/or violation of intellectual property rights within its premises. Not only is this illegal, but it adversely affects the reputation and prestige of both SM Supermalls and its tenants.
We would like to reiterate that your warranty under your Lease Contract on your continuing compliance with all laws and regulations pertaining to your business and operations within the Leased Premises necessarily includes your commitment to comply with the IP Code, and all other laws and regulations on intellectual property. This being the case, said warranty extends to the following:
(a) You will not infringe on any existing patent, copyright, trademark, or any other intellectual property right of any third party, nor shall any product sold and/or trademarks or copyrights used in your Leased Premises infringe on said third party rights;
(b) You undertake to fully comply with the IP Code and all intellectual property laws, rules, and regulations;
(c) Your failure to comply with your warranties on compliance with intellectual property laws and regulations shall constitute a material breach of your Lease Contract and shall be a ground for its termination;
(d) You save and hold the Lessor, its agents, officers, employees, directors and representatives free and harmless from and against any and all suits, claims, or disputes, proceedings, whether actual or threatened, for loss or damage on account of, or arising from, any unfair competition, infringement, or violation of intellectual property rights, without prejudice to such other remedies available to Lessor under the Contract and existing laws; and
(e) In case any such claims, actions, disputes, or suits are filed against Lessor, you, the Lessee, shall assist/defend/fully pay for the legal services required by Lessor to defend itself, and assume any unfavorable judgment that may be rendered against Lessor.
We trust that you find the foregoing in order.

• BIR Form 1921 Authority to Print (ATP)
• Point of Sale (POS)/Cash Register Machine (CRM) Permit Numbers
Note : -Please see attached for the sample documents
-Submission of requirement should be on a per Store basis
The following are required to comply with this Circular:
• new tenants,
• existing tenants but have not submitted the requirements,
• tenants with newly approved ATP,
• tenants with newly acquired and registered POS/CRM.
